Just one kilometer from Lugano, in the municipality of Massagno, stands the new residential complex “Residenza Radice,” consisting of three buildings constructed to Minergie standards, offering over 160 rental apartments. The project, developed by architect Remo Leuzinger on behalf of Swiss Life, aims to redevelop and enhance the neighborhood, blending harmoniously with the urban landscape while promoting a unified architectural identity.
Magnetti Building designed, produced, and installed over 900 prefabricated floor-line frames, distinctive elements that give rhythm and uniformity to the building facades. Made of grey concrete with a smooth finish, the frames were treated with a water-repellent impregnating solution applied by spraying. This treatment, applied immediately after casting, protects the concrete from water, chlorides, corrosion, and carbonation, counteracting the main factors of deterioration such as pollution, water infiltration, oil stains, and graffiti.
The impregnating solution was chosen for its advanced properties: it is colorless, permeable to air and water vapor, UV resistant, and does not yellow over time. Unlike traditional surface coatings, it does not form a film, ensuring that the concrete maintains its original appearance and remains easy to maintain in the long term. This solution ensured durability and aesthetic quality for the residential complex, enhancing the architectural structures without altering the nature of the substrate.
The installation of the prefabricated frames required precision and coordination. In close collaboration with the construction company Barella SA and Implenia SA, the General Contractor, Magnetti Building managed the on-site installation, lowering each element from above, between scaffolding and structure. This operation, executed with meticulous attention to detail, ensured that the aesthetic and structural specifications of the entire complex were met.

Grazie alla stretta collaborazione con l’impresa di costruzione Barella Sa e con Implenia Sa, General Contractor dell’opera, Magnetti Building ha curato la realizzazione e il montaggio di oltre 900 cornici marcapiano di diverse tipologie, posati con estrema attenzione perché calati dall’altro tra il ponteggio e la struttura. Soluzioni studiate al centimetro, adatte anche ad architetture più complesse, come quelle residenziali, superando quindi il preconcetto che il prefabbricato si rivolga esclusivamente a edifici a destinazione industriale e commerciale.
