Magnetti Building’s Contribution: once a marshy plain, then a sorting station, the Rennes Entrepôts district had long echoed as an industrial wasteland. With the Parc du Simplon project, the area has come back to life. In addition to residential units, offices, and shops, the total project also includes meeting spaces, playgrounds, bike lanes, tree-lined squares, and gardens.

Magnetti Building contributed to the construction of 8 residential buildings, each with a ground floor dedicated to commercial use. The company provided prefabricated vertical façade elements, both load-bearing and cladding, with rock wool insulation and fire compartmentalization.

The panels, with an exterior finish of micro-washed marble grit, were supplied in three different colors—yellow, brown, and red—and were installed on-site floor by floor, developing the building upwards by connecting the panels and floors. This construction technique allowed the completion of the 8 buildings in just 6 months. A successful example of urban regeneration and how prefabrication can offer an effective solution for various contexts.
