The project for EFI Reggiani’s new production headquarters in Comun Nuovo (BG) represents a significant strategic step for the group, which aimed to establish a key industrial hub in the Italian territory.

The building, the result of a collaboration between Magnetti Building and architect Maurizio Zambelli’s studio, embodies the company’s core values: technological innovation, sustainability, and attention to visual identity.

The development included the complete construction of the facility, from the prefabricated structure—leveraging Magnetti Building’s expertise—to the building envelope and systems. The choice of thermally insulated prefabricated concrete panels ensured high insulation performance, contributing to reduced energy consumption and improved indoor comfort. The prefabricated façades, featuring a dynamic and articulate design, combine architectural elegance with the functionality of prefabrication. Irregular horizontal cuts, a play of solids and voids, and the integration of glass and exposed aggregate elements create a vibrant envelope that interacts with natural light, generating a textured and luminous effect in constant evolution.

Completing the project and the prefabricated elements is the sustainable approach adopted from the earliest design phases. The photovoltaic system installed on the roof—with a total capacity of 400 kW—covers up to 60% of the facility’s energy needs, significantly reducing its environmental impact. This is complemented by the use of high-efficiency LED lighting systems and the incorporation of large glazed surfaces even in production areas, promoting natural light entry and contributing to lower energy costs. An additional point of pride for Magnetti Building is its ability to enable EFI to fully adhere to the defined budget—an achievement made possible through precise site management and the synergy among designers, the client, and the companies involved.

The architectural quality of the project is also reflected in the outdoor spaces and internal connecting elements. Architect Zambelli designed two green courtyards—one indoor and one outdoor—to enhance the usability and integration of the building within its surrounding context. Every compositional choice was conceived to highlight the company’s identity, delivering a coherent and representative image.
The new EFI Reggiani facility is not merely a production site but an architectural manifesto of the company’s vision: technological, sustainable, and deeply rooted in the local territory.
